Cadi Connect · for facilities companies
Every clean involves three parties. Usually only one of them was there.
Cadi Connect is one shared record for the business doing the work, the company holding the contract and the client living with the result. It covers compliance, visits, evidence and invoices, and each party sees only what’s theirs.

Cleaners. Companies. Clients.
One record, visible to all three.
Right now those three are held together by email, invoices and trust. Nobody sees the same picture, so nothing gets settled without taking someone’s word for it.
Connect gives all three the same record, and shows each of them only what’s theirs to see.

The business doing the work
Checks in, attaches the evidence, gets paid against it.
The company holding the contract
Sees cover, compliance and every visit across its network.

The client living with the result
Sees proof of what was done at their site, without asking.
The problem
The cleaning is rarely the problem. Everything around it is.
It doesn’t matter whether you won the contract or you own the building. The coordination is the cost, it’s done by hand, and the more sites you have the more people it takes.
That isn’t a supplier problem. It’s an infrastructure problem, and nobody’s built the infrastructure.
Which side of the contract are you on?
You win contracts and subcontract the work
FM providers, facilities groups and cleaning companies that sub out overflow or out-of-area sites.
→ Coverage, onboarding and evidence for your networkYou’re responsible for the sites
Multi-site businesses, property managers, housing providers, schools and estates.
→ Proof of every visit and compliant suppliers, whether you appoint them or your FM doesIf you win contracts
You win the contract. Then you have to find someone to do it.
Connect is full of independent cleaning businesses running their whole operation on Cadi. When you need cover in a region, you don’t start from a search and a phone call. You’re looking at businesses with a live record: where they work, what they’ve delivered and whether they’ve got capacity next month.
Bring your own network across too. The subcontractors you already use join free, get software that runs their business, and show up with the same record as everyone else. Your existing supply chain becomes visible without you replacing any of it.
Onboarding takes days, not weeks, because suppliers arrive compliant rather than being chased once they’re in.

If you’re responsible for the sites
You shouldn’t have to take anyone’s word for it.
Every site you’re responsible for, and every visit to it, sits in one record: who attended, when, what they found, and the evidence behind it.
Appoint cleaning businesses directly from the network, or keep your current provider and see what’s actually being delivered under them. Either way, every supplier on your sites is insured, vetted and in date, and you can see it for yourself without having to ask.
When your auditor, insurer or board asks, the answer is already there.
Compliance
Held, dated and flagged before it lapses.
Public and employers’ liability. DBS, basic and enhanced. Companies House. ICO. Health and safety policy. RAMS.
The contractor holds it and Connect keeps it current. When procurement, your client or your auditor asks for the pack, it’s already assembled, and nobody has to dig through an inbox from March.
Evidence
A record of every visit, not a memory of it.
- 1Every visit is checked in on site, with the time and the place.
- 2Photographs and notes are attached.
- 3It’s approved before the invoice is released.
You know whether someone turned up without ringing anyone. You can show exactly what was delivered and why the bill is what it is.
And when there’s a dispute, the record settles it, not whoever remembers it more confidently.

The system underneath
It isn’t a directory. It’s where the work gets run.
Accounts and sites
Every client, site, frequency, rate, assignee and next due date, all in one place. Recurring visits schedule themselves once the first date is set.
Availability
Holidays and downtime across your suppliers, so no work gets booked into weeks nobody’s available.
Invoicing
Submitted against approved visits and tracked in one place.
Messaging
Attached to the site and the contract, so someone who wasn’t part of a conversation can still find it six months later.
Built for forty subcontractors or forty sites, not a single round.
The record
A Cadi Score is earned, not written.
Every business on Connect is scored on what they’ve actually done, not on what they’ve written about themselves. You can’t type your way to a good score and you can’t buy one.
We’re strict about that for your benefit. A network that can be gamed is worth nothing. It puts you back to appointing on a phone call and a hunch, and you carry the risk when it goes wrong.
What everyone can and can’t see
It’s the first thing everyone asks, so here’s exactly who sees what.
You see
A contractor’s Connect profile: their business details, compliance, score and the work you’ve commissioned from them.
You don’t see
Their other customers, what they charge anyone else, their invoices, statements, staff or reports. That belongs to their business.
It works the same way back. A contractor sees the work you’ve given them, not your other suppliers or what you pay them.
We built it this way on purpose. A network where buyers can see every supplier’s margin turns into a race to the bottom within a year. The good contractors leave first, and you’re left with the ones who’ll work at a rate that doesn’t hold. The industry already has that problem, and we’re not rebuilding it.
Free for contractors, permanently
Cadi Connect costs cleaning businesses nothing, on any plan, for as long as they’re on it.
That isn’t generosity. It’s what keeps the network staffed.
A supplier should never hit a paywall between doing the work and getting paid, and good suppliers shouldn’t be invisible to you because they couldn’t afford software.
It also means saying yes costs them nothing, so the network can grow instead of having to be sold.
What this replaces
- Three weeks finding cover in a region you’ve just won
- The compliance folder nobody’s confident is current
- The spreadsheet of who covers which site
- Ringing round to find out whether a visit happened
- Paying invoices for work you can’t verify
- Carrying the risk of a supplier you’ve never met
See it with your own sites in it.
We’ll set the demo up against your actual operation, with your sites, your suppliers and your frequencies, so you’re looking at your own work rather than a sample.
